Changing jobs does not automatically disqualify you from getting a mortgage. The practical rule for Hampton Roads buyers is to tell the lender before you resign, accept a new role or change how you are paid. Underwriting is based on income that can be documented and reasonably expected to continue, and employment may be checked again close to closing.

Why does a job change matter to a mortgage lender?
Federal ability-to-repay rules generally require a mortgage lender to consider and document the income, employment, assets, debts and other information used to decide whether a borrower can repay the loan. The Consumer Financial Protection Bureau explains that lenders cannot rely on an assumption that income will continue without a reasonable, good-faith review.
That is why a lender may ask for updated pay stubs, bank statements or a new employment verification even after issuing a preapproval. Fannie Mae's current guidance says lenders must resolve employment changes or discrepancies and verify employment late in the process when employment income is used to qualify. A surprise job change can therefore pause underwriting even when the new salary is higher.
Which job changes usually need the most review?
- Salary to salary in the same field: This may be relatively straightforward when the new pay, start date and ongoing status are clearly documented, but the lender still has to review it.
- Salary to commission, bonus or variable hours: A higher potential income may not translate into higher qualifying income immediately. Variable earnings often require a history and an average.
- W-2 employee to self-employed or 1099 work: This is a major underwriting change because the documentation and income analysis are different.
- A gap between jobs: The lender may need to understand the gap, the new start date and whether sufficient funds remain for closing and reserves.
- Military transition or relocation: Orders, allowances, separation dates and civilian start dates can all affect which income is usable. VA eligibility does not replace the lender's income review.
Can an offer letter be used before the first paycheck?
Sometimes. Fannie Mae's October 7, 2026 employment-offer guidance allows certain purchase loans to use a fully executed, non-contingent offer or contract that identifies the employer, position, pay type, pay rate and start date. The exact path depends on the loan, the timing of the start date and whether a pay stub will be available. Some cases also require additional financial reserves.
For VA loans, the VA underwriting guidance says frequent job changes deserve special review, while changes that represent career advancement in the same or a related field may receive favorable consideration. That is not an automatic approval; the lender still documents why the income is stable and usable.
What should a Hampton Roads buyer do before changing jobs?
- Call the loan officer before accepting or giving notice. Ask how the change affects the exact loan program and closing date.
- Provide the full compensation picture. Share the signed offer, start date, base pay, guaranteed hours, probation terms, bonuses, commissions and any conditions of employment.
- Update the budget, not just the preapproval. Freddie Mac reported a 7.18% national average for a 30-year fixed mortgage on November 5, 2026. That is a survey average, not a personal quote, so compare the new income against the actual rate, taxes, insurance and association costs for the property.
- Avoid adding new debt. A vehicle loan, credit-card balance or financed purchase can change the debt-to-income calculation at the same time the job change is being reviewed.
- Get the new conditions in writing. Confirm what the underwriter needs and when it must be received.
Local takeaway: Hampton Roads buyers frequently coordinate military orders, shipyard or contract work, health-care schedules, port-related employment and seasonal hours. The title of the job matters less than how the lender can document the pay, start date and likelihood that the income will continue. A quick call before the employment change is usually easier than rebuilding the file days before closing.
