The latest verified regional housing data, translated into practical information for Hampton Roads buyers and sellers.

Current reporting period: September 2026 · Published: October 13, 2026 · Data source: Real Estate Information Network (REIN) MLS

What is happening in the Hampton Roads housing market?

Hampton Roads entered fall with more homes available, slightly higher prices than one year ago and a longer selling timeline. September recorded 6,357 active residential listings, the highest regional total since April 2020. The median sale price was $375,000, up 2.74% from September 2025, while median days on market increased to 30.

Plain English: buyers have more choices and somewhat more breathing room than they did last year, but the regional median price has not fallen year over year. Sellers can still benefit from appreciation, although accurate pricing and presentation matter more when shoppers have additional alternatives.

How did South Hampton Roads cities compare?

REIN reported the following year-over-year changes in citywide median sale prices. These percentages describe each city's overall monthly median; they are not estimates of what an individual property gained or lost.

Virginia Beach+8.4%
Chesapeake+2.5%
Norfolk+1.85%
Portsmouth+1.7%
Suffolk-3.26%

Monthly city medians can move because the mix of homes sold changes. A larger share of high-priced or low-priced closings can shift the median even when individual home values behave differently.

What does this mean for buyers and sellers?

For Hampton Roads buyers

  • More inventory means more homes to compare and potentially more room to evaluate condition, insurance and monthly payment.
  • A 30-day regional median does not mean every well-priced home will wait. Neighborhood, property type, condition and price range still control the pace.
  • Compare lenders and total ownership costs rather than reacting only to the list price or a national mortgage-rate headline.

For Hampton Roads sellers

  • The regional median remained higher than last year, but September was below August. Price against recent comparable sales, not the summer's high-water mark.
  • Additional competing inventory makes presentation, photography, access and early pricing strategy more important.
  • Citywide data is a starting point. A property-specific analysis should use the neighborhood, condition, features and latest comparable sales.

Methodology and important limitations

  • Primary source: REIN MLS's public September 2026 Hampton Roads market release, published October 9, 2026. REIN identifies itself as the region's multiple listing service and leading provider of Hampton Roads real estate data.
  • Geographic scope: The headline statistics cover the broader Hampton Roads region, not Virginia Beach alone.
  • Median sale price: The midpoint of reported sale prices for homes sold during the month. It is not the average price and is not a valuation of a specific property.
  • Active, pending and settled: Active listings are properties available during the reporting period; pending sales are under contract; settled sales are completed closings.
  • Months' supply: REIN's estimate of how long current inventory would last if no additional homes entered the market.
  • New construction: The reported figure includes only new homes sold through REIN MLS.
  • Monthly interpretation: One month can be affected by seasonality and the mix of homes sold. We compare month-over-month and year-over-year figures and avoid treating a single month as a guaranteed trend.
