What distinguishes Bay Colony

The Cavalier Park and Bay Colony Civic League describes the area between Crystal Lake, Linkhorn Bay, First Landing State Park and Cavalier Drive. That setting places the neighborhood near both water and the northern Oceanfront while keeping a primarily residential character.

Buyers should still compare individual streets. Waterfront orientation, lot shape, tree coverage, drainage, renovation history and access routes can differ considerably. A large asking price does not eliminate the need for careful inspections, title and survey review, or realistic insurance quotes.

The live listings below use the exact MLS subdivision label Bay Colony. Availability can be limited, and individual properties can differ substantially in lot, condition, renovation level and relationship to the water.

Use the results as a current inventory view, then evaluate the exact home with relevant comparable sales, inspections, survey and insurance research.

Housing styles and construction eras

The active listings reviewed ranged from 1947 to 2026. Mid-century construction, later additions, major renovations and new custom homes can coexist within a short distance. For an older property, look beyond finishes to major systems, crawl space or foundation conditions, windows, roof history and documentation for additions. For newer construction, review permits, warranties, drainage design and what remained from any prior structure.

Research the exact property, not just the neighborhood name

Coastal Virginia conditions can change by street and sometimes by parcel. Before relying on a listing description, look up the address in the City of Virginia Beach floodplain resources and Virginia Beach Map Center. Ask an insurance professional for property-specific flood, wind and homeowners coverage estimates during your contingency period.

If school assignment matters, verify the address with the official VBCPS School Locator. Boundaries and assignments can change, so a nearby school is not proof of assignment.

Waterfront and association considerations

Some properties may be near or on tidal water, but waterfront utility is never guaranteed by the neighborhood name. Confirm water depth, tidal limitations, shoreline condition, dock permits, bulkhead responsibility and whether access fits the intended boat. The City's dredging information explains why channels and neighborhood waterways need separate evaluation.

A civic league is not automatically a mandatory homeowners association. Ask for written confirmation of any HOA, architectural restrictions, private road obligations or voluntary civic league membership tied to the specific parcel.

Buyer questionWhat to verify
Flood and insuranceCurrent flood designation, elevation information when available, prior claims or damage disclosures, and written insurance quotes.
Tidal water, dock and bulkheadSurvey, ownership boundaries, permits, condition and maintenance responsibility. A water view, water frontage and usable access are not interchangeable.
Civic league, HOA or deed restrictionsCurrent governing documents, fees, reserves, restrictions, pending assessments and what the association maintains.
Atlantic Avenue, Shore Drive and Great Neck routesDrive the route at the times you expect to use it. Seasonal beach traffic, bridge openings, construction and military activity can affect individual trips.

Frequently asked buyer questions

Is every Bay Colony property waterfront?

No. The neighborhood includes different lot settings. Verify the parcel, survey and actual water relationship.

Does Bay Colony have one uniform home style?

No. The active inventory spans multiple eras, including mid-century homes, renovated properties and newer construction.

Should buyers rely on a recent neighborhood average?

Not by itself. With limited sales and meaningful differences in lot, condition and water access, property-specific comparable sales matter more.
